Broadland District deposit and rent in advance schemes

When a resident of the Broadland District can’t afford the costs to move into a new private sector home, the council provides assistance with expenses ranging from rent in advance payments to any damage deposit that the landlord requires. The scheme is available for families or individuals that are on a low income and that do not have savings available to them.

Key partners of the rent deposit scheme include credit unions that are local to the area as well as the South Norfolk council. The housing options team relies on those organisations for both funding to keep the scheme available in the area as well as expert advice to ensure all applicants are assessed properly.

The district has recently had a number of new home built in the area. Even though that has occurred, there are still many families that just do not have the cash to pay the deposit on their own. Those individuals may be strong candidates for the Broadland District scheme.

Applicants can also use the Tenant Finder Service. This service will help match tenants and landlords together. This will aid people who need to finding affordable housing, and it can also address people at the risk of homelessness. Many landlords in the private sector will list their homes with this service as they want to let them out to strong and stable tenants.

When applying to the rent or deposit scheme in Broadland, the housing team will interview the client. They will assess their ability to enroll. The aim is to find suitable tenants. If someone is eligible, then they will proceed with the next steps.

The council team will partner with the individual to conduct viewings of private sector homes. This is a more efficient process than using a commercial lettings agency. Once a location has been found, they will review the conditions of the property. There will also be a review of the landlord tenancy agreement before it is signed.

After all this has been done, the council will provide financial aid. This can come in many forms, including cash or a bond guarantee. The terms of the programmes will vary based on many factors.

Based on the assessment, the authorities will pay for up to one month’s rent for the move in expenses. In some cases additional assistance may be provided. This will be in the form of a guarantee on the deposit. The Broadland council will provide more details.

The scheme benefits all parties. It helps low income in need of affordable housing to rent privately even if they do not have the funds for deposit. The landlords also benefit by their enrollment into a council-backed deposit guarantee in which the tenant has been screened by the authorities.
